Rental Policies

Please read all rules, regulations and other information listed on this page carefully as it is not the property manager nor the home owners responsibility for rules, regulations, deposit & policies that are not honored or have been misunderstood. please call with any questions.

Rules & Regulations

The home is to be occupied by no more than the specified number of people (unless other arrangements have been made and stated in contract) , see property information located with each listing.

If the the following provisions are met your deposit will be mailed to you within 14 days of departure.

  1. No damages to the home and all contents beyond normal wear and tear.
  2. All linens & or house hold items are left in the rental unit.
  3. No DVD, VHS, games, books, garage transmitters and house keys are missing.
  4. No early check in or late check out.
  5. Home has not been smoked in.
  6. No damage to hot tubs. Any damages to hot tubs due to heavy soaps and or parties, you will forfeit all security deposit.

Cancellation Policy:

  • It is the responsibility of the guest to make any cancellations or changes within the appropriate time period to avoid any unnecessary charges.
  • If you cancel more than 60 days before check in, your deposit in full will be refunded.
  • If you cancel between 32 to 59 days and we are able to reserve the home, we will refund your deposit in full.
  • If you cancel 31 days before check in, you forfeit your deposit and 50% of your total lodging fee.
  • The first day of the rental, there will be no refunds for any reason.
  • No credit will be given for shortened stays due to late arrival or early departure for any reason.
  • No cancellations due to weather.

Rental Agreement:

  • We do not rent under age 21.
  • You agree to abide by all of the property rules and regulations.
  • No pets allowed. Guest who bring pet(s) without approval will forfeit full security deposit and may be evicted from the property. Please ask about properties that allow pet(s).
  • All homes are non smoking. Please smoke outside with appropriate containers especially during hot summer months. Any violation of the smoking policy will incur a $50.00 fine and if additional cleaning is necessary to remove smoke odors from the house and or linens. Guest will be responsible for total damages.
  • Property management and home owners are not held responsible for unsupervised children, i.e. hot tubs and small game parts that toddlers/ infants could choke on.
  • The fireplace is available for guests. Please follow instruction and guidelines included in your welcome packet.
  • Telephone service is for local and emergency calls only. Any violation of the telephone policy will incur a $50.00 fine per occurrence.
  • Check in time, no later than 3 pm. there is 4 hour window to completely clean, disinfect and get home ready for next guest. If you are requiring more time please call we will be glad to work with you if we do not have an immediate booking after your departure.
